Overview of the distribution of industrial parks and special economic zones in Vietnam

Vietnam’s industrial parks and special economic zones are mainly distributed in the north, center and south. Each region has its own characteristic industries and development priorities.

1. Northern Region

Main provinces and cities: Hanoi, Haiphong, Bac Ninh, Haiyang, Hung Yen, Vinh Phuc, and Quang Ninh.

Main industries: electronic and optical products, machinery and equipment manufacturing, metal processing, plastic products, chemicals, automobiles and parts.

Representative parks:

Hanoi Shishi Industrial Park

Location: Hanoi

Major industries: electronics, machinery, automobiles, consumer goods

Features: Close to the capital, complete infrastructure

Quy Vu Industrial Zone, Bac Ninh

Location: Bac Ninh Province

Main industries: machinery, electronics

Features: Close to the Chinese border, suitable for the “China + 1” strategy

Haiphong Nanyang Industrial Zone

Location: Haiphong City

Main industries: electronics, auto parts

Features: Close to the seaport, convenient logistics

Quang Ninh Yun Tun Special Economic Zone

Location: Quang Ninh Province

Main industries: high-tech, tourism, logistics

Features: Piloting a more open economic policy

Rental level: US$54-122.5/sqm/year

Occupancy rate: about 82%

2. Central Region

Major provinces and cities: Thua Thien Hue, Da Nang, Quang Nam, Quang Ngai, Pingtan

Main industries: food processing, metal products, non-metallic mineral products, paper products, forestry products, textiles and clothing

Representative parks:

Hop Khanh Industrial Zone, Da Nang

Location: Da Nang

Main industries: light industry, food processing

Features: The largest port city in central Taiwan, with convenient transportation

Ha Tinh Vinh An Economic Zone

Location: Ha Tinh Province

Main industries: steel, energy, deep-water ports

Features: Comprehensive industrial zone, focusing on the development of heavy industry

Bac Van Phong Special Economic Zone, Khanh Hoa Province

Location: Khanh Hoa Province

Main industries: tourism, high-tech, logistics

Features: Pilot special economic policies

Rental level: 22.5-55.5 USD/m2/year

Occupancy rate: about 52%

3. Southern Region

Major provinces and cities: Ho Chi Minh City, Binh Duong, Dong Nai, Long An, Ba Ria-Vung Tau, Binh Phuoc, Tay Ninh, and Tien Giang.

Main industries: electronics, textiles and clothing, footwear, food processing, chemicals, machinery manufacturing, and rubber products.

Representative parks:

Saigon Hi-Tech Park, Ho Chi Minh City

Location: Ho Chi Minh City

Major industries: semiconductors, software, biotechnology

Features: The largest high-tech park in Vietnam

VSIP Industrial Park Binh Duong

Location: Binh Duong Province

Main industries: electronics, machinery, consumer goods

Features: Jointly developed by Singapore and Vietnam, first-class infrastructure

Dong Nai Long Thanh Industrial Zone

Location: Dong Nai Province

Main industries: textiles and clothing, footwear, food processing

Features: A concentration of labor-intensive industries

Phu Quoc Special Economic Zone, Kien Giang Province

Location: Kien Giang Province

Main industries: tourism, marine economy, high technology

Features: Island special economic zone, enjoy special policies

Rental level: US$60-200/sqm/year (depending on location)

Occupancy rate: about 85%

Northern region: Mainly engaged in electronics and mechanical manufacturing, close to China, suitable for the “China + 1” strategy.

Central region: Mainly based on light industry and food processing, it has great development potential, but the current infrastructure is relatively backward.

Southern region: Vietnam’s most developed industrial zone, with diversified industries, concentrated foreign investment, and complete infrastructure.

Each region has a special economic zone to pilot more open economic policies and provide additional benefits to investors. When choosing, factors such as industrial clusters, infrastructure, labor supply, and logistics convenience should be considered.
